There's a lot of talk about “green homes” these days. To most people, green means energy-efficient. To others, it means a healthy environment to raise their family, and yet to others, it means gentle to the environment. On top of that, all the green rating systems such as LEED, Energy Star and the Summit County Sustainable Building Code among others, can make the topic of “green homes” even more nebulous. So, to make it all of that just a little bit more bewildering, the newest development to hit Breckenridge, The Residences at Tenderfoot House encompasses all of the above and more.
Verdigris Properties, the development division of the carbon-neutral real estate development company Verdigris Group, recently broke ground on the multi-family development that is slated to achieve LEED Platinum Certification from the U.S. Green Building Council as well as an 5-star-plus energy rating certification under the EPA's Energy Star for Homes Program (sporting a preliminary HERS index of 58 which means that this property will be at least 42 percent more efficient than a home built simply to current U.S. building-code), and is tracking the highest score yet accomplished under the Summit County Sustainable Building Code administered by High Country Conservation Center.
The Residences at Tenderfoot House, located just off the slopes of Peak 10 at Breckenridge Ski Resort, consists of luxury, ski-in/ski-out, four-bedroom, three-bathroom, single-family residences.
“The Tenderfoot House will shine as a beacon of sustainability in the high-country.” says Garratt Hasenstab, LEED AP and director of development with Verdigris Group. “Verdigris Group is dedicated to implementing only the highest-level of sustainability in our properties and we take our mission very seriously. This project will serve as the culmination of best practices that we have established in green real estate development through years of research, innovation and implementation in our industry.”
The custom homes were designed by aMa Architecture with interior design consulting from Atlas Galleries of Chicago.
The three levels of the Tenderfoot House will be clad in locally-reclaimed beetle-kill pine and locally-sourced stone. Interior finishes include a 95 percent high-efficiency HVAC, heat recovery ventilators (HRVs), tankless on-demand hot water systems, water-sense fixtures and dual-flush toilets, stainless-steel Energy Star-rated appliances, energy-efficient Energy Star lighting with occupancy sensors throughout, multiple enclosed, power-vented stone fireplaces, highly-durable FSC (Forestry Stewardship Council) certified wood-framing, carbonized bamboo flooring, high-efficiency low-e windows, an exceptionally tight, open-cell foam insulated building envelope, and no-VOC paints and finishes throughout.
“This all boils down to a super-efficient, extraordinarily comfortable, remarkably green project.” said Hasenstab.
The residences at Tenderfoot House are slated for completion by May 2012.
