Town OK's final site plan for Angler Mountain Ranch

SILVERTHORNE - The Silverthorne Town Council approved the final plans for the first phase of the new high-end Angler Mountain Ranch development on Wednesday.

Those plans include 13 duplexes on 3.84 acres of the 192-acre ranch, which is located at the end of Bald Eagle Road behind The Ponds at Blue River.

The duplexes, expected to be about 2,400 square feet, will be split between three ranch-style buildings with covered porches and pitched roofs, said the project's architect Bobby Craig, of Arapahoe Architects.

Natural materials like rock and timber will be used in construction, Craig said.

"We are trying obviously to make a great first impression because this is the entry to the site," Craig said.

The overall plan for the ranch includes 148 multi-family units, 62 single family home sites, 30 cabin-style homes, 92 acres of open space, a private fishing lake and a public trailhead for the Ptarmigan Trail.

It's being developed by Compass Homes Development.

<b>New uses allowed at Phase 2 of Town Center</b>

Also on Wednesday, the council agreed to amend the planned unit development (PUD) for Phase 2 of the Town Center to allow for 17 new permitted uses and two conditional uses.

Phase 2 is the mixed-use development next to the Silverthorne Pavilion.

Lessee Peter Cudlip - the land is owned by the town - asked for the new uses primarily to facilitate a new fitness, tanning and massage facility called Snap Fitness, which plans to move into the development.

Health Spa, the category under which Snap Fitness falls, was not listed in the PUD. It's now considered a conditional use. Other new uses added to the PUD include antiques, community center, liquor store (conditional use), dance hall and travel bureau.

<b>Silverthorne Police looks to raise loss amounts for thefts to be considered a felony</b>

Stemming from a change at the state Legislature, the Silverthorne Police Department wants to raise the minimum loss amount for which a suspect may be charged with a felony.

Senate Bill 260, which went into effect July 1, increases threshold loss amounts for theft-related crimes from $500 to $1,000.

Because of the new law, Silverthorne can now change its code for shoplifting, price switching, theft of rental property and issuance of bad checks to reflect a minimum $1,000 loss amount to be considered a felony. The minimum amount to be considered a felony is currently $400.

The Silverthorne Town Council approved the change on first reading Wednesday night.

The change, which still has to pass on second reading, would mean that more theft cases will be considered misdemeanors, which Silverthorne's municipal court handles. Felonies are heard at county court.

Silverthorne Sgt. Mark Hanschmidt said municipal court would be able to accommodate any increase in cases or changes in restitution collections as a result of the new ordinance.
