As a full-time professional mortgage broker I have one thing to say to all of you who are looking to buy or sell real estate here in the High Country or anywhere, work with full time professionals. By that I mean that if you are looking to buy a home go out and interview Mortgage Professionals in the area in which you are looking. The person who you choose to work with can make or break your deal so feel good about them, their abilities and the services they can provide to you.
My question to you is do you go to a part time Dentist? If you need a plumber do you go to an electrician? I hope not. So if you are looking to buy or sell real estate you need to go to a full time professional in the area in which you need assistance.
If you are going to need a mortgage you go to a mortgage professional. Do not let your real estate agent tell you what you programs are available. They may have general idea of a few programs but it is a full time job staying up with the hundreds of mortgage programs and how they benefit certain buyers. I strongly suggest that if your real estate agent suggests that they can also help with the mortgage you run, not walk away from that individual.
I also suggest the same thing when it comes to real estate appraisers and surveyors. These are very specialized fields in which years of experience will help you to obtain your goals. The same is true for insurance agents. Hopefully you do not ask your real estate agent to write your insurance policy.
Now, as to buying, selling and financing real estate deals over the Internet. Some people have the expertise to do what they need over the Internet. I do know of an individual, Mr. Cliff Hanger, did buy his current home over the Internet and he found his mortgage over the Internet. He had the time to do what he needed and his last words to me after it was all said and done was that he would never ever do it that way again. He found that his headaches were his own and no one elses. If he had a problem he found that he spent hours tracking down what he hoped was the correct answer.
So the bottom line is this. Go to a full time mortgage professional for your mortgage needs, go to a full time real estate agent for your real estate needs and go to the other specialists for their expertise. The money spent on them will be cheaper in the long run and you will reduce if not eliminate the chance of mistakes as the purchase and sale of real estate and the process to obtain a mortgage are very specialized fields in todays world.
