In Summit County, nearly 67 percent of properties are second homes. They are owned by folks who are generally, in pretty good financial shape. Foreclosures are few and far between. Despite that, we currently have a relatively large number of listings, with new listings out-numbering sales every month, so the inventory is growing. An often heard refrain from sellers and their brokers is, “We (they) don't have to sell… so we're not going to consider a lower price.”
Maybe the time has come to face the facts. If you house or condo isn't selling, and you don't really need to sell it, you just sort of thought it would be nice to sell it, and you aren't willing to consider a lowered price, then it's time to take the property off the market. You've failed the test, so to speak.

Our real-estate market is in better shape than other resort destination areas (Telluride is reportedly suffering from an 82 percent decline in transactions over 2008), but we are not immune to the economy, and yesterday's prices are higher than today's.
So, if you just sort of, maybe, kind of, want to sell, “if you can get your price,” give in to reality and take your home off the market. Instead, enjoy it! Garden, paint, entertain, have parties, remodel, maybe watch the kids or grandkids grow, enjoy life. Take advantage of the memories you can make in your current resort home.
If you have a more compelling reason to sell such as: you require a bigger or smaller home, you're relocating for work, you're handling an estate, or for whatever reason, you need to sell now, then listen to the advice of the best Realtor you can find. Choose the one you feel will best represent you. After 15-30 days, reduce the list price if the property isn't selling. Go ahead and make the improvements the Realtor suggested, clean up the yard, add new light fixtures or paint, and make your property shine. Make your home stand out among the competition, because there's plenty of it.
Today, the three most important words are not, ”location, location, location.” Rather, they are, “Lower the price.” If there are five houses/condos very similar to yours for sale today, you need to be the best priced, best conditioned one to win over the buyer. If your home isn't selling, then the buyers are sending you a message, “Either make improvements, lower the price, or take if off the market.” Or take a second look at the home you fell in love with the day you bought it, and plan to stay for awhile longer.
