This home in the Timber Trail subdivision on Breckenridge's Peak 8 recently sold for $8.29 million.
BRECKENRIDGE — The most expensive home sale in Summit County history occurred last week with the transfer of an $8.285 million residence near the base of Peak 8.
“It's very special — the unique location is probably the key thing,” said Dan Corwin, spokesman for Breckenridge Associates Real Estate. “Breckenridge doesn't have many homes that are directly on ski runs, especially one that goes straight to the base of Peak 8.”
The 6,565-square-foot residence sold for about $2.7 million more than the previous record-breaker, which occurred in July 2008. Both are in Timber Trail subdivision.
Corwin said that while in 2009 the overall sales and dollar values of local homes were down from previous years, “there are some bright spots in the market.”
“We saw things pick up in the last few months' sales,” he said.
Transactions for the $2 million-and-above segment of local homes in 2009 were actually up from 2008; 23 were sold in 2009 relative to 21 the previous year.
“Some of these (2009) properties either have dropped their price considerably from the original list price, or they priced it right to begin with,” Corwin said in an e-mail. “There were a few homes that sold for as much as 65 percent to 70 percent of their original asking price. Many sold for 88 percent to 90 percent of the asking price. Then there were some that sold very close if not even higher than the asking price.”
He also said there are “still people out there” who want a home in a resort area and are looking to expand their portfolio without having everything in the stock market.
The $8.285 million home is on one of three lots directly on Trygve's ski run at Breckenridge Ski Resort. Listing broker for the property was Andy Clapp of Breckenridge Associates Real Estate.
Mary Brooks with RE/MAX was the buyer's agent.
The home includes seven bedrooms, nine bathrooms, four fireplaces, a three-car garage, three laundry rooms and several top-of-the-line finishes — such as custom iron work fixtures, stained glass, wide-plank Norwegian Elm flooring and Smarthome automation features, according to a Breckenridge Associates Real Estate press release.
There's also a 2,000-square-foot heated patio with a view of the resort's Horseshoe Bowl.
