BRECKENRIDGE — If you have been considering a move to the new Valley Brook Neighborhood, there is something you should know...there is only one left in the first two phases of development.
At this time, all homes in Phases One and Two, with the exception of unit 27, have either been sold or are reserved by Summit County residents. Back-up offers will be kept, in case a prior offer or reservation falls though.
The Third (and final) Phase of Valley Brook, which will include the last nine homes, will likely be constructed in 2012. The pricing and construction schedule for the final phase has yet to be determined, but reservations will be accepted as soon details are in place.
The 2011 HOA budget/assessments were ratified at the Feb. 9 homeowners' meeting. The 2011 monthly assessments are $234 for two-bedroom units and $277 for three-bedroom units.
There will be a meeting for Phase Two residents in late April or early May to review the sales contract, the anticipated construction and delivery schedule, the HOA documents, and available upgrades/floor plans. This important meeting will be scheduled as soon as the construction budget is finalized and the builder is under contract. Reservations are expected to convert to contracts in May. Construction should begin in early May with all units completed by November/December. All future residents of this phase will be notified once the Phase Two meeting is scheduled.
