BRECKENRIDGE — Maryland-based builder Triumph Development, LLC has set its sights on the F parking lot, alongside the Riverwalk Center in downtown Breckenridge as the potential site of a big-name hotel and conference center.
The developer designed a vision for the future hotel, presented to the Breckenridge Town Council at Tuesday's work session.
“We would come in and build a hotel and some conference center space,” Triumph principal Steve Virostek told the council. “(There are) public benefits that we believe would enhance the overall experience that is Breckenridge. We have an opportunity for a unique story that can actually get done.”
The proposal, which the developer noted is up for negotiation and revision with the input of the council, included 150 beds, a restaurant, spa, conference center and parking deck behind the Riverwalk that would allow the site to hold more than 400 parking spaces. The existing lots provide nearly 380 spaces.
The concept plan presented Tuesday depicted a two-story layered structure that would feature a promenade between the hotel and Riverwalk Center, extensive landscaping and a walkway bridging the Blue River and connecting to Main Street.
Triumph Development called the project a public-private partnership, asking that the town donate the land and the density.
Council members offered little reaction to the idea following the presentation Tuesday, only saying they needed time to consider it.
“We've heard talk over the years about some major brand hotel looking at that area,” Mayor John Warner said. “At first blush, I liked it. I liked the way it kind of invited you in both directions, from the hotel to Main Street and Main Street to the hotel.”
Virostek said he expected the project to be beneficial for the town, bringing additional beds and jobs, an increased tax base and integrating with both Main Street and the Riverwalk Center. He also noted that brand hotels, such as the Mariott, have their own loyal customer base that would likely draw new visitors to Breckenridge.
Developers said with a nod from council they would “start spending real money” to begin research on the project and eventually come up with a plan for the hotel that would be realistic and acceptable to all the parties involved. They called the next step a negotiation period when the project proposal might be altered or scrapped altogether.
Warner said there have been several proposals for the site, which is zoned for extensive development. In addition to a hotel, a multi-level parking garage and a new, year-round performing arts facility were suggested for the location.
He said the council would take the proposal under consideration at its retreat set for May 24, but coming to a decision might take some time.
“It's not something we're going to pull the trigger on until the seven of us, along with staff, talk extensively about this,” Warner said.
Triumph Development has completed several large commercial projects, including the redevelopment of The Willows in Vail according to its website, www.triumphdev.com.
Another hotel development is also planned some day for the gondola lot in downtown Breckenridge.
