Welcome Home: What are you waiting for?

Over the past few months I have had customers stop by to ask about the market, with some inquiries about what's available.

Once we sit down and look over what is available, they lose a bit of enthusiasm. There's just not as much to pick from as there was a few years back. Keep in mind that is the picture at any given moment since the properties priced to sell in today's market usually don't last over a few months. This does not apply to all price ranges and all properties, however generally speaking, the right price and the right presentation will bring a buyer sooner rather than later.

Buyers are waiting for and putting these properties under contract, and it appears as though there is no new inventory. The answer - call your Realtor and keep up on the day-to-day of the market, if that is your interest.

By the way, have your lender letter ready so a seller knows you are prequalified; or call your Realtor and list your property after preparing, staging and getting it in great showing shape, available to show and priced right.

Either way, I believe you will find a greater element of success in the buying and selling process.

If you are currently selling and not making the progress you would like, maybe it is time to sit down with your Realtor and make sure you are in line with the market.

We are all proud of the properties we own, know and love, but if we are selling and want to get to closing, a realistic reassessment may be in order.

If you are selling for a partnership or a family trust, maybe it's time for an appraisal by a licensed appraiser. That brings another opinion of value to the table by an impartial third party.

If you do so, please choose an appraiser that is local and has been around long enough to know the market and its trends. Doing anything else may bring more confusion to the process.

Whatever you do, engage in the process. You don't what to list a property high just to see what happens. I don't have a crystal ball, but what usually happens is nothing and expectations are shattered, parties to the agreement are frustrated.

If you are going to buy - buy. If you are going to sell -sell, and revel in the success you have created.
