Ask any Realtor and they will tell you Frisco is “hot” this summer. Inventory is very low because many condos and townhomes are being purchased within just a few days of coming on the market. The new hospital? The beautiful summer weather? Whatever the reason, Bargain Buys is pleased to tell you about a good deal.Ten-year-old Frisco Bay Townhome 410D is in need of some TLC, but is offered at $261,500. It is the only unit in the entire complex with two one-car garages. It is also an end unit with lots of extra windows and is right behind the hot tub. Others are selling with one garage in the high $270s. The repairs needed could be done by anyone with basic home repair skills. There is paint, carpet and a little drywall damage plus a couple leaky valves in one bathroom which have caused damage to a vanity and flooring there.The complex is conveniently located between town and national forest. You can walk to three different lakes within a few minutes. There are bus stops near both ends of the complex, and the rec path is nearby. The units have two decks that look over Dillon Reservoir and landing windows with Peak 1 views. There is some highway noise, but it is hardly noticeable when you are inside.

The master suite, which is the entire top floor, has its own deck and two double-closets plus a linen closet, owners closet and another on the landing. There is also extra shelving in the hall as well as a double-vanity in the bath.
The living room and kitchen plus half-bath are on the middle floor.The lower floor contains two bedrooms and a 3/4 bath. This is the bath that needs repair. There is a washer/dryer located here.The homeowners association provides cable TV, water/sewer, snow and trash removal, outer upkeep, building insurance and management for $275 a month. Utilities average about $90 more. Taxes were $997 last year.
This is a repossession but is being done with the owner’s approval so no banks or courts are involved.
