Blue River dreamin’

Have you ever dreamed about having a home overlooking a river with mountains beyond? Consider the Blue River Condos. They are about four miles south of the Breckenridge town limit in a large valley with Blue River, Quandary and Tenmile Range views. The peace and beauty of this area is reason enough to live here. The complex has recently been re-sided so it sports a spiffy new look.

Unit 224 is nicely furnished and has had numerous upgrades. You park right below and walk up to enter through a bedroom with half-bath and washer/dryer. Moving into the next room, the dining room easily seats eight with views across the river valley to the Tenmile Range. Another exit here leads to a storage unit or to the exterior.

The living room shares the same space and features comfortable furnishings with a stone, wood-burning fireplace. The crackle and warmth of your own fire is bound to warm even the coldest family member. These rooms are paneled in an attractive light stressed wood. Carpeting is brown, and there is new light tile in kitchen and baths. A deck off the living room is a perfect place to sit and drink in the view on warm summer evenings.

The galley kitchen is off the living area. It has new natural wood cabinets and light counters. An electric range, dishwasher and refrigerator make entertaining a snap.

Two bedrooms and a full bath are found beyond. One with twin beds has Tenmile Range and river valley views; the other with a queen bed has mountain views. The bath has a newer vanity, tile floor and mirrored medicine chest. A large linen closet is just outside.

This 850-square-foot condo is listed at $209,000 furnished. Taxes were $646 last year. It rents short term, and there is a hot tub and management on site.

The homeowners association provides cable TV, building insurance, trash and snow removal as well as outside maintenance for $293 per month. Water, sewer and electricity average $135.

Don’t pass this by if you want an affordable, comfortable three bedroom.
