The assessed values compiled and calculated by the Summit County Assessor are absolute, complete nonsense. They appear to be “best case” extrapolations with the goal of achieving the highest valuation for the county. I spoke with someone in the Assessor’s Office and got the standard response about how accurate their “regression analysis” was on matching properties with like properties for comparison and valuation purposes. So why did they leave out a home eight houses away from mine and about the same square footage valued much lower than mine? I filed an appeal and they lowered my assessed value by 11 percent. So if my home’s valuation was off by that much, I assume many other’s properties were incorrectly valued as well.

I am now reviewing their revised numbers for just my 16 lot subdivision and they are complete nonsense. Home square footage values range from $260 to $513 per square foot, and lot valuations range from $75 to $170 per square foot. I certainly understand there are differences between properties, but they are absolutely not this extreme. The disparity between land and improvement values is even more disturbing. I’m very disappointed in the valuation process used by Summit County. My next door neighbor’s home of nearly the same square footage is valued about 11 percent less than mine, for no apparent reason, and has been valued nearly equal in years past.

The Summit County property valuation process is seriously flawed. I will be appealing my adjusted appraisal to the Board of Equalization, and encourage other property owners to do so as well. I don’t mind paying my fair share of taxes, but it needs to be fair.
