Here’s a look at some of the market-rate housing projects ready for purchase — or coming online soon — in Silverthorne and Dillon

Editor’s note: This story has been updated to correct the amount of units in Buildings A and E in the Apres Shores development.

Between developments in Silverthorne and Dillon, central and northern parts of Summit County will be getting dozens of new market-rate units in the coming years.

Developers are working on wrapping up plans for units that offer river and mountain views and close proximity to entertainment venues.



Here’s the latest on the market-rate projects that are in high demand near Interstate 70:

Apres Shores

The Apres Shores development is just off of Colorado Highway 9 in Silverthorne along the Blue River. The spot is close to natural open space areas, Theater SilCo, the downtown area and Interstate 70. 



The development was originally supposed to consist of four three-story buildings containing a total of 60 condominium units, but developers are now adding a fifth building with an additional 14 units. 

The Apres Shores development is a few minutes away from Silverthorne’s town core, which offers breweries, shopping and actives for families.

Broker Michael Healy said while units have sold quickly for the first three buildings, the ample availability in the last two. He said construction is nearly wrapped on the fourth building, Building A, which features 18 units. Developers are hoping people will be able to move into these units in the first half of 2025. 

Healy said the prices of units in Building A range from $595,000 to $1.2 million. Among the floor plan options are one-bedroom, one-bathroom units and two-bedroom, two-bathroom options. There are also one-bedroom, one-bathroom units with a flex space that Healy said can act as a second bedroom. Another option is a two-bedroom, two-bathroom unit that also includes the same type of flex space. 

Healy said the 14 units in the fifth building, Building E, are set to be completed in the fourth quarter of 2025 and could be ready to be moved into shortly afterward. He said these are townhome-style units that have their own entrances, two stories and two-car garages. There will be two-, three- or four-bedroom units.

Currently two different floor plans are available, and more will be released in the near future, Healy said. One is a three-bedroom, two-bath unit for $1.325 million. The other is a three-bedroom, two-bath unit with a flex space going for $1.375 million. 

Healy said Building E is meant to have an “apres-ski” vibe to it. 

“It will have a clubhouse with a wet bar, an outside fire pit, some TVs and a lounge area,” he said 

He added both Buildings A and E will be eligible for short-term rental licenses. 

Blue River Flats II

Real estate firm Slifer Smith & Frampton said the first batch of condos that are part of the second phase of the Blue River Flats condominiums in Silverthorne could be moved into by the end of the year.

These units neighbor the Apres Shores development and are close to all the same amenities. The development is along a bike path bordering the Blue River and is not from recreation trails on the north side of Silverthorne. 

Blue River Flats II features 30 units starting at $569,000. There are a variety of floor plans. One includes a one bed-room, one-bathroom units with an ensuite, living room, dining room, laundry room and a deck. Another option includes a similar layout with two bedrooms. Lauren Morrow with Slifer Smith & Frampton said all but two units have a deck, garage and fireplace. 

Arrowleaf Townhomes

The Arrowleaf Townhomes are on the other side of Colorado Highway 9 in Silverthorne on Ruby Ranch Road. This area of town is a popular one for families and recreationalists given its proximity to nature areas, parks and schools. 

Floor plans include 3-bedroom, 3.5-bathroom units; 2-bedroom, 3-bathroom units and 2-bedroom, 2.5-bathroom units. Units range from $961,250 to $1,48,500. All units feature garages.

Waterview Residences

The Waterview Residences on Lake Dillon Drive are right near the reservoir and the Dillon Amphitheater. Real estate firm Slifer Smith & Frampton said key details are still being finalized and more information regarding pricing and floor plans should be available in the coming months. 

Construction is anticipated to start in 2025, and units will be available for sale in spring or early summer 2025. Broker Chris Lankhorst said the team is aiming for construction to take 18 to 24 months. 

The development was bought by Porritt Group in a bankruptcy sale in early 2024 for $12.75 million. When the development was bought, it was known as Uptown 240 and that has since been changed to the Waterview Residences. 

“The previous name, albeit a great name, was associated with some challenges that didn’t reflect the current vision or goals for the project,” Lankhorst said. “We wanted a fresh start.”
