What do residents of Summit County love? Snow and cold. On the other hand, at times, we hate it. And when do we hate it most? When your car has been outside all night, is freezing cold and covered in snow. The best solution, or course, is an attached garage.In my market analysis this week I found nineteen single family homes on the market, without deed restrictions, in the Breckenridge area under $425,000 and only three have an attached garage. In a market, in general, overwhelmed with properties for sale these three homes offer a major benefit and are more likely to sell first.When a buyer works with a professional real estate broker the process begins with the broker asking questions and listening. One of the most top priority items we hear sounds like this, “We are not sure you can afford it but we would love an attached garage. If we had to select between an extra bedroom or a garage we will pick the house with the garage.” And that is what makes the garage so critical for resale.When buying a home keep the end in mind – when you are going to sell. Whether that will be 24 years from now 24 months from now the more features your property offers, that buyers want, the better off you will be.
