Old Breckenridge Building Center structure demo work begins

BRECKENRIDGE – Demolition work on the old Breckenridge Building Center office on the corner of Main and French streets in Breckenridge has begun, with a new residential housing development eventually planned for the site.

The new complex, expected to be built in the next several years, will include 21 market-rate duplex and single-family units and possibly two workforce units and a single-family residence. Remaining land parcels at the site will be left as public and private open space.



The Town of Breckenridge has been eager to see the old building, described in recent planning commission documents as “heavily disturbed and re-graded with few improvements or vegetation,” removed this year, as it is out of place with Breckenridge’s historic and carefully maintained Main Street. The former BBC building and an abandoned lumberyard currently occupy the site.

“The council was just concerned with what an eyesore (the old building) has been,” Breckenridge spokeswoman Kim DiLallo said. “We’re very thankful for it being able to come down.”



The new residential development, east of a private drive and away from Main Street, will be built in a “mountain mining style,” according to planning commission documents, though because the units are not located on Main Street they are not required to comply with Main Street character requirements.

Breckenridge officials also indicated the BBC will fund a right-hand turn lane in the area of the new development, which might be completed as early as October, though the town hopes to avoid construction that would conflict with peak volumes, particularly close to the USA Pro Cycling Challenge in late August.

Multiple attempts to contact the property owner for details on the project were unsuccessful. The BBC moved several years ago to a new location north of town off Highway 9.

A timeline for the old building’s demolition is still unclear.

“There’s a lot of infrastructure that needs to go down in the ground and they were trying to do those together so that it would be more cost effective,” DiLallo said. “That’s why it’s taken them this long to take the building down. They’re trying to do two things at once.”

She added that the residential development is a long-term plan that might take several years to be completed.
