Our area of Park County has seen a significant increase in Residential sales in the last couple of months. We continue to see some good deals and it is still a great time to be a buyer, but the average selling price per square foot has increased and the overall selling prices have been increasing as well, which is a great sign for our market! From December 1, 2009 to January 26, 2010, 28 homes have sold in Park County. This is almost double the number of sales from this same time period last year! The average selling price per square foot in Dec 2009 and Jan 2010 has been about $157, up from $138 last year. In this time period last year, only 5 houses sold for more than $238,000 in Park County. In Dec 2009 and Jan 2010, 12 homes sold for more than this price.

Vacant land in Park County, however, has not seen the same increase in activity just yet. 10 lots sold in Park County between 12/1/2009 and 1/26/2010 (9 sold during this same time period last year). It appears that, for the most part, the lots that are selling are inexpensive properties, but a good deal for buyers! If you have any buyers that are on the fence, now would be a good time for them to make a decision!
