Real Estate At A Glance: Land sales through August

Land prices in Summit County are now at levels not seen since 2004. Averaging a little over $250,000, it is amazing that only 54 lots have sold so far this year. Cash buyers looking for the best potential for appreciation should be snapping land up right now. Summit County is still nearly built out and no new development is possible unless they start selling off the National Forest. The number of listings has fallen below 2,300 for sale and should continue to drop for a few months.

$257,200 … Average lot price to date in 2011.

$229,200 … Average lot price in 2004.

$495,900 … Average lot price in 2008.
