Question: We’re interviewing real estate agents in order to determine whom to use to list our home. It seems apparent to us that we should choose the agent who feels he or she can get us the highest price. Any comments?

Answer: That’s a great question. I have frequently addressed this questions with sellers. My answer is always as follows: “Choose the Realtor that you feel most comfortable with, one who has good market exposure and one who is familiar with your area. Then, when you have chosen that Realtor, work together in establishing price” If you don’t proceed in this manner, the question you need to address is whether or not the Realtor suggesting the highest price is attempting to “buy your listing” by suggesting a price higher than the market will bear, but a price that you cannot resist.According to real estate writer Robert Bruss, among the questions that home sellers ask when they are interviewing Realtors is what price they can get for the house. “After each Realtor thoroughly inspects your home, he or she should prepare a written comprehensive market analysis showing recent sales prices of comparable homes, asking prices of nearby homes and a list of expired listings that didn’t sell,” writes Bruss.



The Realtor that estimates the highest sales price is not necessarily the one that home sellers should choose to work with. Other important questions to be posed by sellers regard a possible marketing plan to sell the house quickly and for a good price, and what percentage of his or her listings sell.
