Studio at Silver Queen
Silver Queen West condos in Wildernest are tucked into the trees close to several popular hiking and cross-country skiing trails, yet only five minutes from The Outlets at Silverthorne. The complex is well-managed, and is known for its responsive homeowners association.Unit 7200 is a delightful surprise because it is one of the few studios available in the complex. It is an end unit with extra windows. It is also clean, bright and beautiful. Several young couples and singles have made these little condos their starter homes. One couple lived in theirs for several years with two dogs before moving up.
You enter the unit via your own little patio where you can have a BBQ. Parking is right outside. A sliding glass door provides the entire living and kitchen area with natural light. Views of Dillon Reservoir and Keystone beyond can be seen through the trees.A beautiful Pergo floor covers the main living area. Walls are newly painted in cream. The kitchen has new GE appliances including a flush-top stove, refrigerator and dishwasher. Counters are Formica and surround a stainless sink. Cabinets are beige with shelves above for extra storage. A closet opposite can be used for a pantry or other items.
The bath behind the kitchen has a larger closet, a mirrored medicine chest and vanity. The bathing area is separate and features vinyl flooring and an acrylic tub surround. This separation means two can be dressing at once. This is a cozy home in the woods with a laundry in the next building. It is listed at $99,900 unfurnished. A local with 3 percent down could own this 440-square-foot home for $550.20 per month with a 5.5 percent 30-year loan (5.64 APR). Mortgage insurance would add another $40. But there are lending programs that can eliminate this. Second homeowners with 20 percent down, would pay $460.06 on a 30-year loan at 5.625 percent for 30 years (5.77 APR).
The homeowners association provides cable TV, outside maintenance and building insurance, trash, snow removal and water/sewer for $190 per month. Electricity adds $20. Taxes were $459 last year. When you add the tax advantages of ownership, this could easily serve as either an investment property or primary home.
