Summerwood home listed for $4.7 million
SUMMIT COUNTY – Ten years ago, Summit County recorded its first $1 million home sale, according to broker Eddie O’Brien.
Now, a $4.7 million, 7,500-square-foot house is on the market in Summerwood, a lakeside development between Keystone and Dillon.
While the house has not yet sold, O’Brien said it’s a reasonable price based on appraisals and the current owners’ estimate of the home’s value.
“I think we have a really good chance of getting that price,” O’Brien said. “This was really the first major home in Summit County – and still is.”
The house perches on a rocky cliff overlooking the Snake River arm of Dillon Reservoir. Completed in 1989 by Texas oil producer Joe Mabee and his wife, Van, the house was designed by local architectural firm Baker, Hogan and Houx.
Contractors blasted into the side of the steep hill to make a space for the house. The building process took almost two years, said O’Brien, who was on site much of that time.
A house this well reputed comes with its own name – this one is known as The Pinnacle at Summerwood.
The Pinnacle is eight stories high, though only four of those floors are actual living space. On ground level is a 1,200-square-foot, three-car garage and a large, refrigerated wine cellar. An elevator rises from the ground level through the four, undeveloped, rock stories to the top three floors – the main living space of the home. A spiral staircase links the three levels.
Spread out among those three floors are four bedrooms, six bathrooms, a library, office, recreation room, workshop, bar, living room, dining room, kitchen and five decks.
“It’s a colorful house,” O’Brien said, pointing to the blue-gray carpet, purple leather couches and patterned, upholstered walls. “And it’s fun. There is a wet bar within steps, no matter where you are in the house.”
The furnishings – among them a chair made of cattle horns and cabinets accented with snakeskin – are being sold with the house, mostly because they wouldn’t fit anywhere else.
“The furniture was designed for the house,” O’Brien said.
Despite its size and the vaulted ceilings present in most of the rooms, the house does not resemble a showpiece so much as it does a home.
“I’ve seen some cavernous houses, but this house is more intimate,” O’Brien said. “It was designed for a couple and their friends to come up.”
The Pinnacle sold in 1997 for $2.75 million to Louisiana residents Randy and Donna Moity.
Incidentally, Randy Moity is also in the oil business. His company cleans up oil spills.
Moity, the current owner, wants to “downsize,” O’Brien said, and likely will buy another home in Breckenridge when the Pinnacle sells.
O’Brien said he’s shown the house three times since it went on the market in June.
“We don’t show it a lot,” he said. And he doesn’t show it just for fun.
“You aren’t getting in here unless you qualify,” he said.
O’Brien doesn’t think Summit County will see a lot of houses advertised in this price range.
“I don’t think it will be common,” he said, “but I think it will happen again.”
