This affordable condominium complex is at the bottom of Wildernest just above Silverthorne. It is just a stone’s throw from the city stores, yet above it all in a wooded setting.Unit 407 is a ground floor two-bedroom two bath condo. True to its name, it has a nice deck with mountain views.
A feeling of spaciousness is created upon entering the unit due to the contiguous design of the living and dining areas. The large living room features a woodstove and lots of windows. This large room is perfect for entertaining or even a home office.The walls are ivory with some wallpapering in the entry. Kitchen, bath and entry floors are a wood laminate. Carpeting elsewhere is medium brown plush. There are pegs for wet things in the entry, as well as a coat closet. The kitchen features a large breakfast bar with beige Formica counters, 17 dark wood cabinets, an electric range, refrigerator and dishwasher. The sink is dual white porcelain. The ample counterspace will please even the fussiest cook.
The guest bedroom is across the hall from a full bath. A ceramic tub surround and full length vanity are complemented by a large mirror and a wood medicine chest. The master bedroom has his and hers closets plus a 3/4 bath with glass enclosed shower. Both bedrooms have lots of windows.
Heat is provided by gas hot water baseboard and is included in the HOA dues which are $345 per month. Also included are cable TV, building insurance, snow and trash removal as well as water and sewer. Electric adds $25 per month.This 922 square foot unit is listed at $215,000. Taxes were $701 last year. A laundry is near the front door. Hiking and XC ski trails are just out back.
A first time buyer with 5% down, a 30 year mortgage at 6.125% would result in a principal and interest payment of $1241.04 (APR 6.268). A vacation home buyer with 20% down would have a monthly payment of $1045.09 at the same interest rate and 30 year loan with an APR of 6.277. This is a good value for the money. Because of its two baths, a local might recoup a significant portion of the monthly mortgage payment by renting a room.
