Frisco’s luxury housing market expands as 2 projects bring condos worth upwards of $2 million

Frisco is seeing growing inventory in its high-end condominium market thanks to two projects on Main Street, both featuring commercial elements. 

The 9097′ Flats toward the end of Main Street will bring 36 units to the area, and the development has a whiskey bar on the first floor that’s already open alongside other available commercial space. Just down the street, the Prime Lofts project is slated to bring nine units, and it also has commercial space currently available. 

Here’s what to know about the two new offerings.



The 9097′ Flats

Ken Marsh of Lone Tree Trust said 9097′ Flats hurdled its fair share of obstacles over the course of five years, and he was grateful to have assembled a team of “superstars” to get it over the finish line. 

After eyeing around 10 sites in the Frisco area for a new development, they landed on a site near Mount Royal included in a masterplan for that residential area of Frisco. Once they had a site, they had to formulate a plan conducive to that masterplan and one that the homeowners association and surrounding neighbors found acceptable. Marsh said his team strived to create something neighbors of the multi-level introduction to the area were OK with and looked to avoid anything overbearing. 



“Everybody thinks development is glamorous and that developers are bad guys — we are really trying to change that,” he said. “We’re concerned about our neighbors and we want to be good neighbors,” he said. 

Once that ball got rolling and the development team worked on building relationships with neighbors, the COVID-19 pandemic hit and brought ample uncertainty about the economy. He said the team behind the project ended up with more time on their hands than expected, but this resulted in a better product. 

Marsh credits Suzanne-Allen Sabo and Tim Sabo with Allen-Guerra Architecture, builders Benjamin Muilenburg and Conrad Muilenburg and real estate agents Jim Schlegel and Michele Hart for helping make the project what it is. Marsh said the goal was to make it one of the nicest luxury condos in Summit.

Hart said, so far, around 24 of the 36 condos have been sold. The development also has four deed-restricted units targeted at those making around 100% of area media income who work a minimum of 30 hours a week in Summit County. Market-rate units are listed from $1 million to $2.5 million. Hart said a majority of the market-rate buyers are second-home owners, and a few are pursuing short-term rental licenses. 

Many of the units were built to be hot-tub ready, and she said nearly half of the units have one. 

Units types include one- to three-bedroom units. 

Hart described every residence in the project to have “commanding views” of Mount Royal and surrounding areas. Marsh said each unit comes with a secure heated garage and storage locker for skis and bikes. Additionally, there is a fitness room located in the building. 

The 9097′ Flats also has around 10,000 square feet of commercial space, some of which is still up for grabs, Marsh said. The Silver Crown Whiskey Bar has already moved into some of the available space.

Prime Lofts

Developers involved with the highly anticipated Kindred Resort in Keystone are also working on bringing luxury housing to Frisco with the Prime Lofts project. 

Similar to the 9097′ Flats, these units are developed in partnership with Suzanne-Allen Sabo and Tim Sabo with Allen-Guerra Architecture, target luxury buyers and also include some deed-restricted units.

The Prime Lofts have two deed–restricted units designated for people working in Summit County. The two-bedroom units are listed at $1.2 million, and three-bedroom units range from $2.4 million to $3.075 million. Real estate agent Marty Frank said two units will be penthouse style, with large upper patio decks. 

He said these luxury units will come equipped with things like wine chillers and in-house oxygen systems meant to mitigate impacts of altitude. 

“The intention is that they’ll be some of the nicest condos that, of course, Frisco has ever seen, but some of the nicest in the county,” he said.

Frank said the building is organized in a way where the seven market-rate units all have patios and views. He said construction is expected to wrap up on this development in around two years. 

There is also commercial space in the Prime Lofts development. Developer Shervin Rashidi said the commercial space has not yet officially been claimed.
