A new condominium development known as 9097′ Flats is under construction in downtown Frisco with the project expected to be completed by early 2025, according to a news release from the listing broker Slifer Smith & Frampton.
Half of the available condo units being built at 80 W. Main St. have already sold, mostly to second-home owners but also to a few people who intend to make the spot at the foot of Mount Royal their primary residence, co-lead listing broker Michele Hart said.
“It’s going to be the coolest development ever to hit Frisco,” Hart said. “The location is amazing. It’s just two minutes from Main Street but also really close to Copper and Vail. It’s going to have beautiful views of the surrounding mountains.”
The 9097′ Flats — named after the elevation of Frisco — consist of 36 units including four that are deed restricted and will be sold at a later date. With “mountain modern” architecture, one- to three-bedroom condos and about 10,000 square feet of commercial space on the ground floor, the project that broke ground in June is expected to take 18 months to complete, Hart said.
Residences will range in size from 775 square feet to 1,614 square feet and include quartz countertops, Dacor appliances, solid-wood cabinets, air conditioning and views of either Mount Royal or Buffalo Mountain, depending on which way the unit faces.
“People ask me all the time, ‘which is better: the frontside view or the backside view?'” Hart said. “I personally like the backside.” But others have found preference for the views of Buffalo from the front, Hart added.
She also noted the condominiums’ proximity to Colorado’s world-class ski resorts, the bike path that crosses behind the development and the hiking trails that crisscross through the nearby National Forest lands.

The majority of the unit’s decks are hot-tub-ready, and each has an assigned parking space per bedroom, according to the news release. The building also will include an exercise room, lobby with a fireplace, underground heated parking, individual storage spaces in the garage and electric vehicle charging ports. The condo units are priced at just less than $1 million up to $2.5 million.

Summit County-based architectural firm Allen-Guerra Architects designed the project. The developer for the project, Ken March of Lone Tree Trust, has also been involved with the Blue River Flats project in Silverthorne.
While many of those who have already bought a condo unit at 9097′ Flats are Front Range residents, there are buyers from other parts of the country as well, Hart said.
